Historic Hyannis Port estate adjacent to Kennedy is on the market for $19.8 million – a stunning slice of Americana

For those who dream of spending the summer like Kennedy, now is your chance.

A legendary Cape Cod estate located next to the Kennedy compound in Hyannis Port, Massachusetts, just hit the market for $19.8 million for the first time in a quarter century, bringing with it decades of American history and plenty of seaside glamor.

Known as the Port View, this hotel is located on 3 picturesque acres adjacent to the family home where President John F. Kennedy and Jackie O. famously summered, turning the quiet Cape Cod enclave into the unofficial “Summer White House.”

The estate’s iconic address is filled with stories as storied as the mansion itself, from Kennedy playing soccer on the lawn to Taylor Swift’s more recent rise to fame as she strolled along the beach.

“We’ve been fortunate to see some of the most stunning real estate in the region, but when you come here, you’re really seeing a piece of America,” Maggie Gold Seelig, co-listing agent for MGS Group Real Estate, told Realtor.com.

“It’s like, ‘If only these walls could talk.’ We have so much history that it is difficult to articulate. There is an incredible duality of looking back and seeing forward.”

Port View Hotel’s spacious, sun-filled 9,629-square-foot guestrooms offer front-row views of Nantucket Sound.

Every detail, from the exposed-beam ceilings and luxurious mahogany floors to the six fireplaces and imperial staircase, exudes old-school grandeur.

Modern details such as large windows and reinforced sea walls make the historic mansion suitable for today’s buyers while remaining respectful of its 1914 roots.

“It doesn’t seem that big when you’re there,” Seelig added. “It can be cozy, but at the same time it can be expanded to accommodate a larger group. We believe the next owner will be someone who appreciates the uniqueness of this property and appreciates a piece of history.”

The estate offers more than just stunning ocean views. In addition to luxurious rooms and French doors leading to an expansive waterfront patio, Port View boasts a 500-foot private beach, inground pool, hot tub, and even a “wedding lawn” perfect for Camelot-themed parties.

With 26 guest rooms, including a game room on the third floor and a widow’s walk on the roof, there is no shortage of places to relax, entertain, or simply enjoy the charm of Cape Cod. And for those who want to expand the estate, options for building a guest house, tennis court or additional buildings have already been approved.

The property last sold in 1999 for $6 million, and since then the sellers have invested another $5 million in upgrades, bringing it to its current showpiece status.

Co-listing agent Brian Dougherty of Corcoran knows there’s a special appeal to this one-of-a-kind property: “When you arrive, there’s almost a minute of silence. This is one of the most photographed properties in New England.”

With only about 260 homes in Hyannis Port, Port View is considered a rare gem.

Dougherty sees the estate as a prime candidate for a second home, noting that it “could become a New England base and headquarters” for the right buyer.

Located just 10 minutes from nearby cities and 14 miles from Hyannis Airport, it offers the perfect combination of exclusivity and affordability.

“It’s quintessential and a throwback to simpler times. You’re instantly relaxed, but there’s plenty to do nearby,” says Dougherty.

Agents hope to find a buyer who will appreciate not only the luxury amenities, but also a unique piece of American history.

After all, Seelig says, “This is an opportunity to own property in a unique location. There’s no place like it in all of Cape Cod.”
